The Beechwood Organization is embarking on two new residential development projects in Westhampton Beach.
The prolific homebuilder will construct 22 single-family homes on 13 acres at 44 Depot Road, the former site of the Wholistic Tennis Academy. The subdivision called Country Point Estates will feature luxury homes on half-acre lots ranging from 4,633 to 5,917 square feet in size. The homes will start at $2.7 million.
Pre-construction sales at the new development are expected to begin soon with the first occupancy anticipated for spring 2023.
Another new Beechwood project is Oneck Landing, which will bring four custom homes to a site on Fiske Avenue on Moriches Bay. The company has already sold two of the parcels, a .98-acre property for $2.2 million and a 1.31-acre waterfront parcel for $4.6 million. Those sales were for the land only and exclude the cost of the homes that Beechwood will be building there.
Beechwood is offering a 1.1-acre waterfront parcel for sale at $6.5 million for the land only and will work with the property buyer to construct a custom home. The company is also constructing a 5,737-square-foot home with five bedrooms and six-and-one-half baths on 1.14 acres priced at $6.99 million.
Beechwood has built more than 100 homes in the Hamptons over the past decade. In 2013, the company developed 69 luxury condos at Bishops Pond in Southampton Village, followed by 10 townhomes and four single-family homes nearby.
This year, Beechwood will be closing on the last of the sales at The Latch on Hill Street in Southampton Village, featuring 19 townhomes and one single-family home that ranged in price from $2.6 million to $7 million.
“We’ve built some of the most sought-after homes in the Hamptons and for the first time offer new construction homes in the Village of Westhampton Beach, one of the most desirable places to live on the South Fork,” Michael Dubb, founder and CEO of The Beechwood Organization, said in a company statement. “It’s gratifying as both a developer and local homeowner in the village for 25 years, to create what will be some of the area’s finest new homes in a location that has so much to offer. We have resort-style amenities, a small-town feel and the easiest commute between the Hamptons and parts west.”
